Market update for the Charleston SC real estate market October 2012

557 single family detached homes sold altogether for the month of October 2012 in the greater Charleston SC metro area compared to 406 homes in the same period 2011. This is 151 more home sales this year or 37% increase overall in sales showing a great trend. Furthermore, out of the 557 figure for this month 125 homes or about 23% went to new construction home sales. Average price for new construction was $232,657. October 2011 months sales was 109 new construction. The two main subdivisions with the most sales this month include Cane Bay Plantation in Summerville and Carolina Bay subdivision in West Ashley. Centex homes builders and Putle homes are really building some nice energy efficient houses.

The majority of the 432 pre-owned homes sales this month was really spread out very healthy across all the areas in metro Charleston. Over 12 homes sold over the $1million mark this is the same as last year. West Ashley took in 49 home sales for the month, 61 in Mount Pleasant and 67 in Summerville. Mount Pleasant showed great demand in Subdivision like Dunes West with 6 transactions this month, Planters Pointe with 4 sales and with several in Brickyard Plantation. Average price in Mount Pleasant was $417,506.

The single family condo and townhouse market also fared better with 116 sales this months compared to only 85 last year period in October. 17 new construction townhome and condo sales took place this month versus about the same for last year.  Park West subdivision in Mount Pleasant and Park at Rivers Edge (new construction pricing from $70,000-mid $90,000) in North Charleston had the most sales for this months attached inventory.
